Requirement in effect since January 1, 2026

What Florida condominium records law requires, point by point

Until last year the document portal was only required for buildings with 150 units or more. It now applies from 25 units. The change slipped past a lot of boards.

Answer six questions and see, next to each one, the statute text that corresponds to it. No cost and no obligation.

25Units or more: required since January 2026
30 daysTo post each new record
10 daysBusiness days to deliver requested records
$500Minimum damages for late delivery: $50 a day, up to 10 days

The six questions

Six questions. Nobody asks you for information to see them or to see the statute text.

Question 1

How many units does the building have?

Question 2

Do owners have a portal with a username and password to see the documents?

Question 3

When an owner requests records in writing, how long does delivery take?

Question 4

Are the board meeting minutes for the last 12 months posted?

Question 5

Are the structural inspection report and the reserve study posted?

Question 6

When a new document arrives, is it posted within 30 days?

This is not a legal opinion

This questionnaire does not evaluate your association, does not compare your answers for you, and does not conclude whether you comply with the law. It shows you the text of the Florida statutes that correspond to each question, next to what you answered, so the board can review it with the association attorney. L Blandon Services organizes and posts records; it does not provide legal services.

    Get the report in writing

We send you in writing the complete list of the 16 record categories the statute enumerates, with the text of each one and its section number. No cost.

Your information is used only to send you this report and to communicate with you about this service. We do not sell it and we do not share it with third parties. See the privacy policy.

    What the report contains

It is a reference document. Whether you work with us or not, the board keeps it.

    The 16 categories

The verbatim list of what the statute requires to be posted on the portal, with what applies to your case.

    Your answers

The six answers you selected, next to the statute text that corresponds to each one.

    The deadlines

The two clocks that run: 30 days to post and 10 business days to deliver.

    What does not get posted

The records the statute protects, which should never be uploaded to a portal.

Where all of this comes from

Nothing here is our interpretation. These are citations to the Florida statutes.
