We organize your condominium or HOA record file and post it on a private, password-protected portal for owners. Then we keep it current every month.
You stop chasing documents. The board stops answering records requests by hand.

Six questions, two minutes. No information required to see the statute text.
Three laws in a row moved the ground. Many boards still have not heard.
Sources: Fla. Stat. 718.111(12)(g) and 720.303(4)(b); HB 1021 (2024), HB 1203 (2024) and HB 913 (2025).
The grunt work: gather, organize, redact what the statute protects, and post.
We take whatever the board or the manager already has, scan what is on paper, and pull the declaration and its amendments from the Clerk of Court.
Each document goes into the statutory category it belongs to, with its date, so it can be found by name or by full text.
Bank statements and ledgers are cleaned up front, before they enter the portal, not at the moment of delivery.
A private portal, each owner with their own login. We verify that whoever requests access is an owner against the roster the association provides.
Every month we upload what is new within the 30-day window and send the board a report of what came in and what was delivered.
Who requested what, when it was delivered, and who downloaded it. That is what matters if someone claims a late delivery.
L Blandon Services organizes and posts official association records. We do not provide legal services, we do not represent any association before any authority, and we do not certify any association as being in compliance. What gets posted is determined by the association together with its legal counsel.
From the first conversation to a live portal, without the board having to learn anything new.
Six questions online. At the end you see the statute text that corresponds to each one, next to what you answered. No cost and no obligation.
By Zoom or by phone. We show you the portal from the inside, the board view and the owner view.
Scope, price and timelines on one page. The board approves it at a meeting, with its attorney if it prefers.
You send us whatever you have, in whatever format. We sort it, redact it and upload it.
New records go up within the deadline. The board gets its report. Owners serve themselves.
The association can do this on its own. We tell you what it takes, so the board can compare with knowledge instead of blind.
What gets redacted is bank accounts, personnel files, medical records and social security numbers, among others. Plenty of self-managed associations run it this way and it works for them, as long as there is one steady person in charge. Where it breaks is when that person changes, when they go on vacation, or when three requests land in the same week. That is where we come in, and not before.
If the board decides to do it in house, the report we send includes the verbatim list of the 16 statutory categories, which is where you start. We send it either way, whether you hire us or not.
A demonstration built on a sample building with fictitious data. It has both views: the board view, where each document is uploaded and sorted with its clock, and the owner view, which is what someone sees when they log in.
No signup and no information required. The building, the names and the documents shown are invented.
Two parts: an initial load paid once, and a monthly fee.
Depends on how many documents there are and what shape they are in. Includes scanning, sorting by category, redacting what is protected, and putting the portal online with owners loaded.
Self-managed association. For management firms with several buildings the price per association drops to $59 to $99 per month. Includes maintenance, deliveries and the monthly report to the board.
The exact price comes from the proposal, after we see the document inventory. If you prefer, that inventory can be contracted separately before you decide.
No. Your attorney says what must be posted and what must be redacted. We organize it and post it. We never give a legal opinion and we never certify that the association is in compliance.
It stays untouched. The portal lives separately, with your association name and logo. All that gets added to your current site is a button pointing to the portal, if you want one.
Yes. The statute expressly contemplates a website operated by a third-party provider with which the association obtains the right to operate, or an application that can be downloaded on a mobile device.
Against the owner roster the association provides, with a code we send to the address on file. When the association asks for it, we also cross-check against the county Property Appraiser. Every access and every delivery is logged with a date.
It is redacted up front, when the document is loaded. What the statute excludes from access, such as attorney-client material, personal and medical information or social security numbers, never enters the system.
Depends on volume. For a mid-size building with documents already digital we estimate two to three weeks. If there is a lot of paper, add scanning time.
Communication with the board and with owners can be in English or Spanish. Both language versions of this site are available.
Six questions, two minutes, no cost. We show you the statute text that corresponds to each one, with its section number.
